Standing seam metal is the longest-lasting residential roof on the market. It's also the most expensive and the most polarizing visually. Here's the no-spin version.
Lifespan
50+ years on the panel, with the coating warranty typically running 30–40 years. We've inspected standing seam roofs in DFW that are 45 years old and structurally identical to day one.
Cost
Expect 2.5–3.5x the price of premium asphalt. A $20,000 asphalt roof is a $55,000–$70,000 standing seam roof. Trim work, valleys, and penetrations all cost more to detail correctly.
Energy
Cool-roof color options reflect 50–70% of solar radiation versus 10–25% for traditional asphalt. Real-world cooling cost savings in DFW typically run 10–20% in summer.
The trade-offs nobody mentions
- Hail dents. Class 4 metal shrugs off function loss, but 2"+ hail will leave cosmetic denting on flat pans. Striations and ribs help hide it.
- Sound. With proper underlayment and decking, it's no louder than asphalt. Without proper underlayment, it absolutely is.
- Resale. Recovers ~85% of cost on a 5-year resale window in our market. Better than most upgrades, but not 100%.
Who it's right for
Forever homes, modern architecture, customers who never want to think about their roof again. If you're moving in three years, the math doesn't work.
